Behind the scenes: Visual Fire Door inspections in action

Here’s a look at our team at Essex Fire Protection Services carrying out a fire door inspection on site, a crucial step in keeping buildings safe and compliant.

  • Location: Beaufort Square, Edgeware London
  • Properties: 6 residential high-rise buildings
  • Project: Visual fire door inspection on all communal doors in each block
  • Scope: 296 doors to be surveyed

Fire doors aren’t just another fixture; they are designed to hold back fire and smoke, protecting escape routes and saving lives. But without regular inspections, even small issues like damaged seals, incorrect gaps, or faulty hinges can mean they might not perform when it matters most.

What we check during a visual inspection:

  1. Door condition, gaps, and alignment
  2. Intumescent seals and smoke seals
  3. Hinges, closers, and hardware
  4. Certification and compliance standards

Under the Regulatory Reform (Fire Safety) Order 2005 and the Fire Safety (England) Regulations 2022, for residential buildings over 11 metres in height a responsible person must ensure fire doors are routinely inspected and maintained, including quarterly checks in communal areas and annual checks on flat entrance doors (where applicable).

If you’re unsure about the condition of your fire doors, now is the time to act.
